Today's inspection:

I was inspecting the furnace and checking the drip leg etc. for gas leaks. I found a gas leak at the shut off valve next to the drip leg. A representative of the seller was present and he decided to try and fix it. He turned the valve off and on, something I never do, thinking that would somehow seal it up. Only it made the gas leak very strong.

I had everyone get out of the house and I turned the gas off outside. They called the utility company out and the guy that turned the valve off and on decided to work on the leak untill they got there.

By the time the utility company arrived the home was aired out as I opened the windows. At that point I stayed out of their way and let them do whatever they had to do and just continued on with my inspection.

Now to my question:
Considering I turned off the gas outside, should I have stuck around to light the pilot on the hot water heater or furnace? I'm thinking no, but what if they leave everything off and the pipes freeze and burst? Would I be liable for that damage?

Notify the listing agent of the sequence of events. Document this in your report. Let the listing agent know of your concern regarding frozen pipes, etc., and advise that this be addressed. This should all be in writing, such as an email so you have a document trail.
