Would any of you make a special note to cover your rear on this one... everything looked good so far except one area at the end of one of these walls (2 foot high at that point) The walls are 5 years old.

And... would the second wall down require a fence being it is a 10-12 foot drop off?

I would absolutely disclaim those walls..."The adequacy of the retaining walls or the structural stability of the retaining walls is beyond the scope of this home inspection and is not included in this home inspection report. Although I saw no visual indications of structural concerns that would require a further evaluation by a specialists, this should not deter you from seeking further advice or a second opinion from a specialist."....or something to that effect. Whether it was required or not, I would recommend a fence on the second wall. Safety first!

proof people will buy any lot up here!?? maybe they should of built a large structure to suspend the house over the pond. that is the only way they could of gotten more on top of it!

Hi to all,

that would scare the hell out of me, I would report that the original engineering plans be found and checked that they were both stamped and approved and at the very least recommend future moinitoring of the retaining walls.
