Came across this pic of a house inspected last summer. The agent that had shown this house originally walked through this gate without looking, and I'm not sure but suit is still pending.

My clients backed out.

Rick,

Wow, does that look tacky!! I would think the neighbor could have a good case with that situation. So how do they have that fence anchored in? I see it's attached to the house but what about the rest of it. Perhaps when the basketball court/patio was poured they poured the piers for the fence?

Looks like the drains from there go right into the neighbor's yard as well!! Bet these folks aren't the most popular in the neighborhood!! Oh well, at least they installed a gate so if the basketball misses the hoop and goes over the stockade they can retrieve the ball without bothering the neighbors (how thoughtful ).

Susan, the basketball goal you see is on the driveway for this home. You can see from the pics below the fence and how high this driveway is compared to the house.

Check out how high the T&P drainline was on the side of that garage wall. At least 6ft. high above the ground.

That retaining wall on the upper side has failed.
